Who are the builders to choose from in Eagle Ridge?
We currently have 3 different builders, Condron Homes, Morse Western, and Homes by George Paras.
What are the price ranges of homes to build in Eagle Ridge?
Condron's price range is $230's to $400's, Morse Western's price range is $260's to $500's, and Paras's price range is $350's
to $600,000+.
Is this a PUD? If so, what are the dues and what do they cover?
Yes, this is a PUD. The dues are $30 per month. This covers the common areas, parks, pond, and 5 miles of paved walking
trails.
Are there C.C. & R.'s (Covenants, Conditions, and Restrictions)?
Yes there are. A copy will be supplied upon your request from the Eagle Ridge Sales Team.
How long does it take to have a home built?
It takes anywhere from 5 to 6 months for Condron depending on which home you have built and which package you choose.
Morse Western & Paras takes between 7 and 10 months to build a home.
What schools district is Eagle Ridge in?
There are two different school districts for Eagle Ridge. Depending on which section you live in, your children will either attend
District 81 Schools which is Mullen Rd Elementary, Sacajawea Middle School, and Lewis and Clark High School, or Cheney
School District which is Windsor Elementary, Cheney Middle School, and Cheney High School.

If I decide to build in Eagle Ridge how does the process work?
1. Decide which builder you would like to build with.
2. Pick a lot and a house plan.
3. Talk to Ron Thomas at National City Mortgage to discuss your financing options or your lender and determine the type of loan that will work best for you and obtain a pre-approval letter.
4. Have one of the Eagle Ridge Sales Team or your realtor write up a purchase and sales agreement to be presented to
the builder.
5. After the agreement is signed around you will have a builder meeting to decide what the next step will be that best
suits your needs.
(This is just a vague description of the process of purchasing a home in Eagle Ridge. Not every case will be the same.)
Is that development across the street part of Eagle Ridge?
No, that is Eagle Valley. The homes there are built by Harley Douglas.
Are the lots included in the price of the homes?
Each builder has a certain price for the lot built into the sales price of the home. This price is located on the 2nd page of the
pricing sheet for Condron and for Morse and Paras the price is at the bottom of the 1st page.
What is a spec home?
A spec home is a home that is currently under construction by a builder that is available for purchase.
Can I have a home custom built?
Yes, any of the 3 builders will custom build a home.
Who is in charge of snow removal in the winter?
The streets in Eagle Ridge are city streets and the city maintains them.
